Access Statement

East Leigh Barn is a recently converted two bedroom barn finished to the highest standards. It is a split level property with the main accommodation on the first floor. The Barn is accessed via country lanes near the village of Harberton, 1 mile distant and approximately 4 miles from Totnes.

Parking is available for two or more cars in a courtyard area with gravel surface. Access to the property is through a wooden gate into a private paved courtyard area which is just 10 metres from the parking area. The area is well lit at night with motion sensor lights.

The main entrance door [84cm wide] opens inwards via a single step to a corridor with a door [76cm wide] on the left to a fully tiled wet-room; there is a door [68.5cm wide] on the right housing the laundry facilities. Going forward, two shallow steps rise to the main corridor [1.02m wide] with stairs of 84cm wide up to the first floor accommodation immediately on the right. Remaining at ground floor level, 4.5 metres ahead is an alternative entrance/ exit with a very wide glazed door. There are two storage cupboards, one under the stairs with a 68.5cm door and a further full height cupboard housing the electricity meters. This also has a 68.5cm door.

All of the ground floor is covered with textured ceramic tiles.

To access the first floor there are 12 carpeted steps with handrail which take you to the open plan dining area with three doors off; bedrooms 1 and 2 and bathroom.

To the left are 3 further steps taking you to the open planned, generously proportioned kitchen/sitting area. The kitchen is equipped with a full size integrated dishwasher, ceramic hob with oven built under, microwave and tall integrated fridge/freezer. The height of
the granite worktop is 91.5cm. The kitchen is painted and fitted with numerous cupboards and a run of drawers.

All the first floor is covered with hard Karndean flooring, except the bedrooms which have fitted carpets.

The entire property is fitted with smoke detectors. Fire exit from the first floor can be gained via windows large enough for escape.
One window leads on to a single storey roof which will allow safe escape to the ground floor.

The sitting room is furnished with two leather sofas, one seating three, the other seating two, together with a coffee table, various
other side tables, table lamps, wide screen digital 82cm TV with remote control and blue ray player and large rug. Masses of natural daylight and lovely view is afforded via a generous quadruple span roof light and further conventional window with a view over the
patio towards the river valley. The window seat is 38cm high.

The dining table will extend to seat 6 people comfortably and 6 chairs are supplied. There is also a sideboard. The window seat is 39cm in height.

Bedroom 1 is accessed off the dining area via an 84cm wide oak door. It is furnished with a king-size bed with ample space to walk around. There is a built in wardrobe with shelf and chest of drawers with mirror over measuring 208cm in height overall x 91cm wide and each of the four drawers is 90cm wide respectively. There are also two oak bedside tables with a torch in case of a power cut. A window affords a beautiful view down over the river valley. The window seat is 38cm high.

Bedroom 2 is also accessed off the dining area via an 84cm wide oak door. It is furnished with a king-size zip and link bed which can
be split on request. There is an oak bedside table, built in wardrobe with shelf and chest of drawers with mirror over. The overall wardrobe height is 208cm and the four drawers are 40cm wide. A window overlooks the main courtyard. The window seat height is 39cm.

The bathroom is accessed via a 76cm wide oak door and has a ceramic tiled floor. There is a double ended bath fitted with hand -spray, WC, sink/vanity unit, heated chrome towel rail and mirror fronted cabinet. A roof light allows light into the room and there is a double wall light.

All windows have been fitted with restrictors.

There is no telephone at the property but most mobile networks operate in the area. A public call box is situated in Harberton village, one mile away.

The nearest railway station is located at Totnes, about 4 miles away.
